A Ja Architecture studio project
Bahar Centre is a mixed-use building located on the hills of Azimieh in Iran overlooking Karaj’s skyline as well as Alborz Mountains at the start of beautiful Tehran-Chalous road. With five levels of underground parking, this complex is comprised of 4000 SM of commercial space and 8 levels of residential floors.
Commercial spaces & Stores: Three floors of high-end commercial units accommodating flagship stores and boutiques form the three level base of Bahar Centre. Using the natural slope of the site, every single commercial floor will have its own separate entry to create a range of equally accessible store on all three floors. The main entrance will be from the second commercial level and visitors upon entry will experience the vibe of a luxury and intimate boutique shopping center. A panoramic elevator will travel the three floors next to a light and water installation that runs through the void along the elevator and forms the first impression of the commercial spaces of the building.
Residences: Bahar Centre residences are designed to maximize the panoramic views of each unit towards city skyline and beautiful Alborz Mountains. The units are arrayed along a curved path to respond to the shape of the lot and its adjacency to Baharestan square. The undulating edge of each unit will guarantee south exposure for every suite as well as a sense of being in a corner unit with two major frontages.
Lobby & Amenities: The Residents of the building will have access to world-class amenities in the building that creates a sense of exclusive community for its residence. Cinematheque, billiard room, party room, gym, sauna, yoga, Pilates and spinning rooms are the components of the amenity area of building along a cozy and walled outdoor courtyard for outdoor activities that can be reserved by the residents through the management of the building for their private events. A separate entrance to the lobby with 24hr concierge and BMS electronic devices will provide the security of the building and the elevators and assures the separation of the commercial functions at the base with the exclusive residential nature of the upper floors.
Restaurant & Coffee Shop: From the third floor of the commercial levels the customers will find access to a coffee shop and lounge on the floor above that will be at one of the highest point of Karaj with the a 180-degree panoramic view to the city and its skyline. The full height windows of the coffee shop will be folded out during the warmer seasons to allow the whole floor to turn into a covered patio.Parking: Five levels of underground parking will serve the whole building. The first two floors will be dedicated the commercial uses and the last three will accommodate the residents. These two components will be separated by an electronically operated gate in the middle to assure the separation of the residents from the visitors of the building.
